Site Visit and Quotation
Following the site visit I will send you a detailed and fixed quotation detailing exactly what services I can offer for your project. I will also advise you on the fees to be payed to your local council.
If you accept my quotation we will arrange another site visit, during which I can take all the measurements required for your drawings.
Preparation of Plans
The next step is the preparation of plans and any structural calculations necessary for the project. I will then send you a copy of the plans for approval. Sometimes, structural or planning issues mean that some deviation from the original design brief is required and although I will do my best to discuss such possibilities in advance this is not always possible. If you do not feel happy with any changes necessary, it is usually possible to make amendments as a compromise. Alternatively, if you have had second thoughts about the design, changes can be made, but an amendment fee may be payable.
The plans will then be submitted to the Local Authority, together with any relevant application forms and other documents. I will act as agent, dealing with any queries or problems until a decision is obtained. If, for any reason, the Local Authority requires any amendments, a further fee may be payable as above.
The plans prepared will normally include:
Existing and proposed floor plans and elevations of the property
Existing and proposed site plan
Existing and proposed cross-sections of the building as necessary
Advice as to whether a Party Wall Agreement is necessary
In addition, structural calculations are often required. I offer these as part of my inclusive service, but many designers and architects only supply them as an extra.
